Is it a Comp Search or "Pre Funding Valuation"?

Under the HVCC, pursuant to section 1. B (9), a valuation can be ordered, as a part of a lender's regular quality control procedures, as long as they are written, bona fide procedures.

The "Pre Funding Valuation" is obtained before the appraisal is ordered and is compared to the eventual appraisal to help determine the appropriateness of the appraised value.

This is a stand alone product and does not have to be ordered in conjunction with any other product. This product can be ordered by a loan officer.

This report is completed by a Certified Appraiser using MLS or other reliable data sources. The Certified Appraiser reviews the subject's tax roll for a description of the subject and compares it to similar sales in the subject's neighborhood. A range of value is determined and the Pre Funding Valuation form is completed, with the value range, and it is emailed back to you within 2-3 hours of ordering.

This is an excellent tool to help a loan officer and lender determine the appropriateness of an appraised value.
